Landlords in Kensington area of Philadelphia

wanted to get some feedback from folks that have properties for rent in Kensington. I have done a flip or two in Port Richmond area. Looking to purchase and hold in kensington..in other words, keep the property rented in the 600 a month range. Purchase at the mid-20's to mid-30's range. Any ideas, feedback, stories? I figured starting with 1 property, I could manage it myself. Thoughts?
