Looking for property near Glendale, AZ or Midwestern University

My fiancé is about to start 4 years of grad school at Midwestern University in Glendale, Arizona. 

I’d like to buy a rental property/properties so that she can live there for the next 1-4 years with her classmates as tenants instead of wasting money on rent. Ideally she would have a few classmates live with her to help pay for the mortgage and when she graduates the property would continue to provide housing for those graduate students.

I currently live in Hawaii, so I’m not familiar with this market. Does anyone have any advice regarding up-and-coming areas in proximity to the University? Is Glendale a good area to invest? Are there other areas that would be better? Thanks in advance for your advice!
