Cozyco when you're first starting out.  It's free and helps collect leases/rent payments.

If you're still self managing after 15~ units then I'd look into buildium.  Much more robust with a lot of really good time saving features (like EZmail).

If you're STILL managing after 50 then Appfolio (and it's not even close).  This software allows me to manage 100+ units while I'm anywhere in the world.  Work orders, bill payment, rent collection, reports, accounting, mass text/email.   It does it all.
