What are the interest rates now a days for an investment property?
I got quoted a 4.12 the other day... is this a tad high or?

This is for an investment property and 20% down ...
I'm seeing 5% @ 20yrs on commercial loans.
I am working off of a quote from last week for 4.99% from my lender for a short-term rental jumbo loan in Arizona. Find a lender you can ask these questions. Mine is "on-call".
@Jon Abadia I just closed on an investment sfh long term rental a few weeks ago and that was at 3.625% 30 yr conventional, 20% down. Quoted the same today for another pre approval for investment property but had additional 1% loan origination fee on top of it.
3.75percent 20 percent down two family in New York Market! I have to take a cold shower twice a day.
@Raymond Mehling would you mind messaging me your lenders info? My lender says the best he can do is 25% down because of fannie mae guidelines.
I am seeing rates in the mid 3s depending on credit score, ltv, etc, on investment properties here in Florida and Georgia.
Quoted 4.38% on 30y/20% down in PA. Curious if anyone sees anything more competitive...
I got 4%.with 25% down on a multi family. In NY. I may have bought a point. But in march I got 3.25% with 25% down on a multi.

15% down and about 4.5% for a 30-year fix for me. checked about two weeks ago.

Mid 3s to low 4s is pretty standard depending on ltv, credit, etc. Make sure you are factoring any points or lender fees as well.

I got 3.99% with 25% down in Charlotte, NC. This was about a month ago though.
Closing on one this week 3.375. He tells me the same loan now would be 4.5+ with buydown.

How many units?
Go conventional 30 year whenever possible to maximize cash flow and number of properties you can buy!
3.8% with 15% down and no points. 30 year amortization.
