Tenants who won't talk on the phone

Hi! I have a quick question for the community. I have a tenant who has been trying to sublease her room. I am allowing her to break her lease due to life changes. However, she has been quite unpleasant. Cursing at me, very short with her responses and just generally unpleasant. She has been unreasonable with her timeline for when she would like me to follow up with her prospective replacement. Before calling off the agreement to allow her to search for a replacement, I wanted to talk with her to see if we could clear the air. She said she feels uncomfortable with us talking on the phone and has cited wanting everything in writing. I have offered to allow her to record the call and I always send a follow up email of the conversation for my records. Her lease is up in March. Should I just eliminate the stress and call off the agreement or simply transact through written forms of communication?
