A Co-signer or No Co-signer
I have an applicant that has a credit score below the 630 I stated I'm looking for. She definitely has the income though. And she has a co-signer. How do you feel about co-signers? And if you have allowed them, do you have to run their credit?

I do it based on city. Cleveland proper is very tough to collect on in the courts. So i don't take co-signers there. other townships that are more landlord friendly i will do them. Naturally The areas with more protections often have more people needing cosigners.
