Screening Philadelphia housing authority applicant

Hi,

This is my first time selecting a tenant,so all help is greatly appreciated.

I have an applicant for a house in Clifton heights, Delaware county. She wants to use section 8. I'm currently trying to speak to her previous landlord to verify her background. I called the number she gave me and it sounded like a regular person. I looked her up and it looks like she just gave me her colleague to tell me whatever I want to hear.

i looked up ownership of her current address, and it seems her current address is owned by the housing authority. She has lived there since 2018. How do I verify that she isn't delinquent on rent or any such issues? Will the housing authority give me any such information.

Any help is greatly appreciated.

I would contact her caseworker to verify the tenant has an approved Delaware county voucher. Also, you can still obtain a background and credit check if your owner requests. If she had sec8 at her current residence her entire payment might have been coved, and there would be no delinquency. I agree with Eric, if the tenant gave false info that would be a red flag.
