When renting out a property, how do you decide the lowest credit rating you would allow? we have a 3/2 LTR in an A neighborhood in the Denver area. Thanks!

620 is my lowest regardless of neighborhood quality.

650+ typically but if its 620+ and they got landlord referances I have OK’d it. Never had late payments even on my A class building.

I would agree with Henry and Jeff on a credit score of 650+. Landlord references are always ideal to get an idea of how that tenant will take care of your property and payments.

The best tenants are usually 650+, but right now , finding tenants is tougher since less people move during the holidays, so you won't necessarily get the best ones, but credit score is like a story on how they pay bills, so people with higher credit scores will probably be quality tenants , but the flip side, if they can afford a high rent in an A area of Denver, then they might want to buy in a year or two
