Tenant additional people

HI : My Tenants just moved in yesterday. Now they are requesting that someone else stay in the unit with them for additional 5 months .They knew about this earlier before renting it and they intentionally did not mention it because it says in the STANDARD lease that they just need to ask permission. My realtor that helped me rent this unit is suggesting that we get an application of the new person and and have an addendum added to the lease with the new person on it. Also to ask for additional $200 in rent due to wear and tear. The standard lease states that they have to ask the permission in writing if the person is going to stay for long duration. How should I approach this matter?

Yes, you should qualify the new person.  Yes, you can charge additional rent.  If you didn't collect the full deposit allowed by law you should up that too.  And yes, do an addendum to the lease that spells everything out.
