Air BnB year-round performance in Wilmington, NC

Hi, everyone! I have a long term rental in the eastwind area of Wilmington, NC. It’s by UNC Wilmington and is about an 8 minute drive to wrightsville beach. My tenants are moving out at the end of April and I am considering making it a short term rental. Wondering if anyone has short term rentals in that area and has insight into the year round performance metrics. I checked the free version of air DNA but didn’t get enough high confidence info to form a good picture. So I figured I’d see if anyone in here can help. Thanks!

That's a great area of Town. I would suspect great occupancy rates. The City does have limits on STRs and a pending court case may provide some additional information on the legality of said regulations. I would double check you can permit your home. However, even if STRs would still be regulated following the court case, I would anticipate you could do a 30-day furnished rental for a high rate.

We just closed on a long-term rental in the in Bradley Creek area and it listed it last Tuesday for $3200 per month -- 3 bed/2 bath -- and should have a lease signed this week. Rent rates are very favorable at the moment. You may want to check your numbers for increasing the rent on the LTR rather than investing the start-up cost and time for the STR.
