I found a vacant property in my area.

It has 2 houses on 10 acres. 1 house is able to be restored, the other is a tear down. There is an in ground pool on the property as well. Owner has passed away. Family is asking 575k for the property. Seems overpriced to me. What would you offer as a fair amount?
