Can someone share with me there some effect ways of finding motivated sellers with little money for marketing ?

You can get a list of free and clear properties or absentee owners from your title company and then drive to them, you can get a list of burned houses from the fire department, options are endless, effectiveness will vary upon strategy and ability of investor.

I highly recommend you save up money for a marketing budget then go full at it. Doing things with limitations will limit you.
