750 Yellow Letters
I did it. I took the plunge. I invested ~$1000 in a yellow letter campaign. Previously I'd been constructing a list of probates to mail to. I had some calls, made some offers, but I have not yet pushed anything across the finish line. And that's what counts.
I have some fear. I know for seasoned investors, marketing IS an investment. But since I have yet to get that rush from completing my first deal, I'm operating from someplace else. Not proud of it, just sayin'.
I have enough budget to hit this list for 6 mos with a combination of yellow letters, post cards, and zip letters.
Shout out to @Michael Quarles . I used his service. He spent some time on the phone with me. An unpaid consult. A big shout out to Norma in Michael's office. She rocks. Held my hand, endured a lot of newby questions. She was very nice.
If anyone is interested, I'll update you along the way. I don't expect the letters to actually drop for about a week, maybe a little more.

Jon thanks for your encouragement. I picked a zip code north of Atlanta. After some filters on the data (40% equity, more than 5 years at the residence) I had just a shade over the 750 names I ended up mailing to.
According to City Data, the zip I picked has 52% renters. List source thinks ~25% are non owner occupied. Kind of the same thing...or is it?
Anyway, it seemed like a good place to market for deals. If I can wholesale it I will. But I will let the deal drive the exit strategy somewhat. Not a buy and hold guy though.
I have a 40+ year experienced investor to help me along. If I can find the deal, he will help me bring it to market.
