Who do you NOT market to?

I'm compiling my own list of properties with equity, along with others, and going through the property data base online you find a lot of trusts and llc's holding Co.'s. I know to avoid banks and I believe I've read to avoid trusts and/or llc's but didn't. I'm wondering  if any of these could be "tired landlords". My criteria are equity which are either distressed and/or absentee owner. Who do you market to or exclude?
