Hello,

While driving for dollars I ran into a house with a boarded up window, looked online and it is owned by a land trust, with an out of state owner. Is this worth pursuing?

Sounds like it could be. It's a numbers game... you're not going to nail them all. I can guarantee you won't get any you don't follow up on.
