HELP! Direct Mail!!!

BP, I need some help and/or advice on this subject.

My company is ready to send out a direct mail campaign. We want to be able to target wholesale/flip deals as well as retail that we can list. Should this be done in 2 seperate mail campaigns or can it be done in the same campaign? Also, when targeting properties to wholesale/flip what kind of list criteria should we use to start our first campaign? Should it be extra niche?

Any help and advice would be greatly appreciated
