Direct Mail marketing campaign rookie!!!!!!!

Hey BP, so I have been developing a marketing campaign and I have come across a few different things that I am not too certain about. I plan on mailing out some posts cards and then to continue by following up with another postcard, a letter, and finally an executive offer. First thing I am worried about is making sure I do not waste my time marketing to the wrong type of houses. What criteria works well when ordering lists on ListSource? People always tell me that the best lists are the lists that are harder to get, so if anyone knows what that means could they share? I assume it means that since less people have a certain list then it makes less competition. Also, what type of message should I put on the mail for each phase of mailing? I want to start marketing and making an impact. I have been at this for about a month or so now, and I do not want to get stuck analyzing. I have posted multiple CL ads, and I have been networking non stop but I am ready to take the next step into direct mail. Absentee owners is good one to start with. Good list means targeted marketing instead of mass mailing.

We have a targeted list that we mail over and over again.
