If you want to find out what kind of marketing local absentee owners get from wholesalers find a landlord in the area you market to and get them to save all the mailings they get for one month and you buy them off them for $10 or $20. If you can't find one out on the world go to an investor club meeting in the area you're marketing to such as the Inland Empire Real Estate Investors Club in Riverside and find one there. Make sure it's for a house house before 2009.

You'll see the mix of postcards and letters. Best market research you'll ever do. Now you have the names of all the players and what kind of marketing piece they send out.
