Would anyone know where I could purchase motivated equity seller leads? We prefer the owners to be in default and possibly facing a trustee sale situation.

I work with a cash investor and since there is so much competition for REO's in our area we are trying a new approach.

One catch is these leads need to be exclusively in the Los Angeles County area. Any ideas, references, or services would be greatly appreciated.
