Portfolio lending and other finance options

I paid cash for a property, and also did a full gut and rehab. I poured about $25k into the rehab making it worth about $65k-$70k.  I'm looking to refinance the property but got denied for a conventional loan due to my credit score not being up to par. Will a portfolio lender do a cash out refinance? What are some other options to consider? This property will be used as a rental.

Sell it. Pay off some debts to get your credit fixed. Try again.

Portfolio lenders hold the notes on their books. They will look at your credit as hard as anyone. You could try, but my first suggestion is likely a better way.
