Marketing a big luxury lakefront house in a rural market

Marketing through local realtors has not worked for the past EIGHT years because all they do is list in the local MLS where people do not have the resources. Out of town realtors not interested in listing because it's far away. Property is easily accessible by 4 lane highways in all directions and is centrally located geographically. Several big cities within 2 and 4 hour drive. There HAS to be someone interested in this property as it has a backyard semi-private lake (fishing, canoeing, kayaking, paddle-boating and swimming year round) and is in an unzoned area for expansions, businesses etc. 24 hour shopping within 5 miles. Listing on ebay produced dismal results as it was featured on page 19! Website has many views but no inquiries. Please advice on best marketing technique for above clientele or for anyone looking for privacy! TIA

Marketing is not something magic.

If I want pink flying elephants to respond to my ads,  you can rest asured I will not be succesful, no matter what marketing methods I use.

Lux mansions, and properties with high price tags are simply hard to find clients for because theere is a relativaly small group of buyers for these properties.

Please understand it is not just "location", and the characteristics of the house.

If an AMZING house close to the highway, and the house is just fabulous,  has all the bells and whistles attached but it is in Bridgeport (a crappy city in CT).. no matter how amazing the house is,  the area doesn't justify the price tag.

Not only that you need to take account for but something else too.

Ask yourself, if anyone has that 3M to spend,  they have options. Woudl they rather be in that town/area/ location?  Is that next town over a better place to be? better school system etc. etc.

It is not just your marketing strategy,

It is not just the house that is amazing,

but there a lot of other factors you need to take into account.

Now tell me this.

Is this your house? Your flip? 

What is the ARV? What is the average house size in that area, and how expensive is the average house in that area (not talking about similar house as yours). What is the average size and house characteristics that sell in your immediate area?
