Is it worth to invest in new SFR with price 310k & rent 1.7-2k?

I am a new investor in real estate and saved up some money. I am living in bay area. Someone showed me new SFR in Central California and willing to invest, but need guidance if it is worth buying new home 310000$ with rent estimates to 1700 to 2000 per month.
