Rental property funnel

Hey BP fam I am having some trouble getting leads for rental properties and was wondering if anyone had any strategies or books I could look into to help build a marketing funnel and start generating leads?

There is no magic source of deals (ever) not just in todays hot market. But I found all my rentals via zillow and realtor.com where the filter is;  

- house (I eliminate townhomes etc)

- >= 3 bed,  >=2 bath

- newer then 1970 (per your area)

- the key:   < $150k (this is area dependant.  This price for atlanta is where "fixers" start showing up.

OBTW read the Bullet Proof Portfolio paper off my BP profile 1st paragraph for a business model on where to be looking and the criteria.

There are more fixers even in this market, then move in ready houses which are in sever short supply.   The problem with fixers is how do you finance.   Look at the "home style" repair loan program via an investor friendly lender (get referals from experts in your local REIAs).

I can find deals today just via these 2 sites email alerts.

Buy and hold can find deals this way, I admit that flippers can not.  Flippers need to door knock, direct mail. or hook up with wholesalers who do the marketing.
