How would you finance/buy this property?

I am currently looking to buy a townhome for 120k this would be my first "investment property". It would be a fsbo purchase. What kind of loan should I be applying to? FHA? Conventional? I'm interested in buying it to sell it or rent it out, haven't decided that part yet.
