Earnest money for a new home

Hi! I'm new to out of state investing. I'm looking into purchasing an investment property from Lennar and they are requesting an escrow deposit of 5% of the sale price. Is this normal? I looked online and they said those deposits are typically 1%-3%. Anything will help! Thank you!
