Illinois Pet Addendum

Hey everyone, just became a pro member. Was really excited about the landlord forms.....mostly because i have a tenant wanting to add a pet. Downloaded the Pet Addendum form and filling it out and am now confused on the wording of the pet fee section.....pet fee wording says NON-REFUNDABLE but then in the same section says "shall be returned to the tenant in the same manner as the security deposit." To me this is confusing and can only assume tenant will read it the same way i did. Any Illinois pro members used this that can maybe explain what I'm missing?

I second what Jonathan said - we do the same in NE IL - additional $50 per month and a non-refundable pet deposit.
