MA rent increase and notification time frames

Hello,

I'm a landlord in Massachusetts.  Am planning to increase my rent to offset my increase in charges over the past 4 years that I've incurred.  Do you know legally how much notice I need to give my tenant about this increase?  Her lease is set to renew in September.

Also, there's a possibility my family may move into this condo for a period of time, therefore asking my renter to move out.  Do you know legally how much notice I need to give her regarding this?

Any information or tips on resources are appreciated!  Thanks in advance.
