Tenant - Roaches problem

Hi,

My Tenant recently complained about the roaches. He has been living in the unit from last one year. There wasn't any issues of roaches in prior years also. Now suddenly this issue sprang up.

is this a problem of Tenant or Landlord? Have any one faced a similar issue and how they dealt with it? Please suggest.

@Rajesh Mittal You already answered your question about your options. You don't have it in the lease meaning it is automatically reverted to you as a landlord. That is a great lesson.

Before you hire a pest company, you need to go or send someone to view the property and what are the cleaning habits of the tenant. If the tenant is messy, you need to send a Notice to Cure assuming you have a clause that the tenant has to maintain the property and in the mean time hire a Pest company. Whenever you renew your leases, add the clause.
