Tenant rent price Negotiating question

If you have a great Tenant, but need to raise rent by $450 and they are unable to come up with it do you negotiate rent to keep them, and ask them what they can pay or did you looks for new tenants who can pay the increased rent?

@Chris Coltrin, why do you "need" to raise rent $450? On an average rental in an average priced market that is a HUGE increase! The whole context matters when making decisions like this.
