Hi great people of BP. We have a one year lease ending with 3 roommates and we need to send a (90 days) rent increase notice . Is there a specific form or format for this scenario? This is the first time we've ever rented to roommates and we don't know how to handle it. We already know that one or two of them will be leaving and one has expressed the desire to stay. Thank you! We always appreciate your feedback and guidance.

I have never seen a prescribed form, but you can find examples online. Search for "Portland Oregon rent increase form" and you'll find things like this: https://www.ezlandlordforms.co...

Hi @Luis Gutierrez,

You'll want to use Multifamily NW or Oregon Rental Housing Alliance forms for this. You can use the Renewal Offer form or the straight Rent Increase Notice form. If you're wanting to offer the option to renew for another year use the Rental Offer form. If you're just wanting to do a straight rent increase and have the lease go month-to-month use the Rent Increase Notice. Keep in mind that the 90 day notice period doesn't include the day the notice is received. If you're mailing the notice it needs to be received at least 94 days before it goes into effect. Tenants are required to receive physical notices (mailed, hand delivered, or attached to the front door) in addition to any email version you might be sending.

Best of luck!
