Hi Everyone, 

I was trying to get a repair team set and stone for my Prior Lake and Shakopee rentals. I was seeing if anyone had recommendations in that area for the most cost effective/best provider in the following: heating/cooling technician, plumber, electrician, general appliances repair tech, and landlord insurance. Also, if you think having a property manager would be better for these 2 rentals. I would love to hear suggestions.

@Hogan Underhill really haven't seen anyone share contractor info here on BP.

So, you'll need to network locally or visit a local Home Depot at 6am on a Saturday to find the "Chuck in a Truck" type contractors that hustle. 

You should hire a PMC for only 1 of 2 reasons:

1) You don't have TIME to effectively DIY manage
2) You don't have the EXPERTISE to effectively DIY manage

Often, a great PMC can be a valued partner and pay for themselves.

Screen a PMC poorly though, and they can destroy the best rental.
