My sister and I would like to BRRRR a property together. What is the best way to work that out on paper? I was told it would be difficult to refinance with two names on the title. So I'm curious what we should do?

@Steven Wilson Canada has a completely different legal and tax system than the USA. LLCs do not exist here.

@Lorie Alexandria Have a read through this book Legal, Tax , & Accounting Strategies for the Canadian Real Estate Investor by George Dube. It covers all aspects of structuring REI. Regardless of what option you choose, you must create a written agreement with your sister to formalize your arrangement

You could always do a GREPA if you want to have it just in one person's name. Grepa stand for General Real Estate Partnership Agreement. It sets out in writing the ownership and plans. I have a copy if you want however, know that I am not a lawyer and provide is just for use at your own risk.

As mentioned start a multi member LLC with the two of you as owners. Get a good attorney to do an operating agreement. Is this in the US or Canda? When you get financing, you can get it in the LLC but both will have to do a personal guarantee most likely as well

You could create an LLC. I have done many partnerships. I think the partnership should be formed based on your strengths and weaknesses. For example, a lot of times I deal with the construction side of things because I have experience and then they will get all the financing.
