Bring in an cash Investor on a property after its sale is closed

maybe a dumb question, but how big of a challenge to bring in an cash Investor on a property after its sale is closed, and I own it for few months.
does Bank need to know it beforehand so that there is some space for a 2nd mortgage. or it is very different than having a partner.
