Investing in northern Ontario

Hi does anyone invest in northern Ontario?

Looking to jump into my first investment property. I currently reside in Barrie, Ontario but the market is become pricey as it’s so competitive right now. Me and my S.O. Are looking around smaller areas and wondering if anyone else invest around these areas (I.e: Owen Sound, Midland, or Orillia). And if the cash flow or appreciation is worth it?
