First Time Home Buyer in NYC

Hey Team, 

I am a first time home buyer looking to purchase in NYC, LI area. I am interested in doing a House Hack of some sort, but don't have much experience on what opportunities are available to me. Is it possible for me to purchase a property as an investor but because I am a first time home buyer, not have to put the usual 25%. I would like to purchase a two family with a full basement.
