Would you buy a nice house in a meh neighborhood?

To give context, my husband and I have been trying to buy our first house (multifamily) in NJ for the last couple of months. The market is crazy, buyers are overbidding 50-100k and we can't really afford to offer that high. We can't afford a single family for ourselves and that's why we're looking for a multifamily. We're NOT shopping for our forever home. 

We've found a brand-new multifamily within our budget: central AC, a finished gigantic basement and attic, a washer/dryer, etc. A beautiful house. BUT the neighborhood is getting me bad vibes. It's a couple of blocks from a well-known dangerous neighborhood in NJ. The actual zip code seems to have a low crime rate according to google. It's definitely overpriced compared to other "similar" houses in the area. This might be the only house we can actually be competitive for. We're planning to bid slightly higher just to knock out the 1 other offer this house has, and we're hoping that the appraisal comes back low. 

Does it seem like a good plan?
