First time home buyer, mortgage dilemma

Hey, I am a first time home buyer, I'm looking to buy an investment property for short term renting. What would be a more appropriate mortgage loan to look for? As a first time home buyer or the as investment loan? Thank you.

For investment property, check out a DSCR loan.

For owner-occupied, look for through NACA (0% down) or an FHA (3.5-5% down) loan.
