What should I look for when applying for Real Estate Agent certification courses? Cant find any reviews on the courses. This specific course was recommended to me by my broker. Anything I should look for?

You need to check with your state on what is required. In most states you have a core class you take. During this time there are mid term tests that must be passed. If you pass the final exam then you go take the states test which has state and national questions on it.

Usually AMP or similar provides the state tests and venue.

If you pass that you are granted an inactive license card until you assimilate and join a brokerage. There is usually an IC ( independent contractor ) agreement with you and the brokerage spelling out under what conditions you will be able to place your license there.

Every state is different on the exact process and I know nothing about New Jersey's process.

It sounds like the principal broker says once you join them after getting a license then they will feed you leads. If you want to thrive in this business you need to generate your own leads. The free leads you will get as a newbie will likely be the long shots and scraps nobody wants to put time into.

Most of those never amount to a closed sale but some do.

I remember way back when I did residential a trick was to go to new home subdivision developments and preview houses of different lots. Sometimes you would find a buyer previewing that had not gone by the sales office at the development or was represented by anyone and could pick up a buyer that way.
