Does anyone have experience with Property Services of Atlanta or Renters Warehouse in Atl?  I am looking to hire a management company for my condo as I have 90 days to fill it or my leasing permit expires (which is annoying)...

They both seem to have mixed reviews.  RW looks to be cheaper (99/mo), but does that mean their services reflect that?  PS of A charges an entire months rent, this was in their email-

"OPTION A for a vacant or occupied property:

For a vacant property coming on board for the very first time we are offering a special promotion where for the first 60-days we will not require any prepaid funds from you for advertising or minimum management fee. At the time a tenant is placed in the property there is a leasing fee charged of $595.00 or 50% of the monthly rental rate. Lease renewals will be $395.00 or 35% of the rental rate. The monthly management percentage would be 6% of the gross rent with a $60 minimum. After the 60-day promotion, if the property has not rented and you want to continue to seek a tenant, the cost for management/advertising is $210 per month. We use the internet and post on several websites. The ads run for 30 days and there is no pro-ration of the costs. The ads run until they expire. We are currently running 30-60 days on average in getting a property rented. The same structure will apply to pre-leased homes except that there will be no promotional period for marketing.

OPTION B - for a vacant or occupied property:

For this option we will charge one month's rent as the procurement fee payable at the time a tenant is placed in the property with a $795.00 minimum. There will be no additional fees for advertising or any management fee while vacant. Once rented an 8% management fee will be applied with a $60.00 minimum. Lease renewals are done at 50% of the rental rate with a $495.00 minimum. With this option there are two guarantees offered:

1. There will be no management fees charged to the owner if the tenant does not pay the rent for that month.

2. On a 12-mo lease, should the tenant leave a property within the first 6-mo of the lease, we would re-rent the property with no procurement fee to you."
