Hi BP, has anyone has worked with @Pete Asmus and the joint venture projects they offer at theturnkeyinvestor.com?

Or does anyone have advise for evaluating such deals for a REI beginner?

@Darald Berger These are not "bad" deals but you are buying them for almost retail. The advantage is that the repairs are already done and there will be a tenant in place so it will be instant cash flow. However, you could buy the properties for much lower, fix them up yourself and get a renter in for less money. It will take time to accomplish all of this but you have more control. You will know everything about that house if you do the repairs.

It comes down to how much effort and time you want to put into REI. If turnkey accomplishes your goals, don't be afraid to pull the trigger. It all depends on your level of involvement.
