Is anyone using Freshbooks? Does it work well for investors?

I'm almost tapped out on quickbooks online classes and then next level up is $60/mo. That seems like too much for a small rental portfolio of a few dozen units.

All the forums that ask about freshbooks end up having all the posts by be people talking about using quickbooks.

So those of you that use Freshbooks, how do you like it? Here's your chance to tell the world and all future googlers like me! Does it do everything you need it to? Especially those of you flipping and renting.

Some key factors I'd be interested in:

- how do you keep track per property? And run reports for particular rentals? (like how classes are traditionally used in QBO)

- can reports be emailed out automatically?

- Does the user experience make sense? Like, QBO can create rules to automatically code repetitive transactions
