Couple cities in the USA with the cheapest $/sqft?

Wondering where the cheapest houses in the USA are, not counting dilapidated areas or places with extremely high crime. Also is there a free tool to perform a massive enhanced search like price and size requirements based on a large region like the entire country?

Every small town in the Midwest and probably the south. Almost zero crime and $30-$50/sf. 

But price per sf doesn’t mean anything. It doesn’t take in to account age, condition or most importantly rental potential. Unless you are truly looking for just the cheapest roof to put over your head and where it is and what the weather’s like doesn’t matter. 

I’d rather have 1 x $300/sf property that rents for $10,000 than 10 x $30/sf properties that rent for $1,000 each. Especially with only 10 “cheap” loans available
