New to REI at the worst time....?

Hi, I'm new to the world of investing and am doing my homework for 1st quarter of 2023 investing.  It sounds like a good time to buy if you have your own cash, but...I don't. The "Where to start" feels even tricker in this environment and feels like it's way easier to "screw it up". LOL. - I going to be doing this with the desire of building some good monthly revenue so that I can grow this into a full-time gig.

You're getting in at the best time, not the worst time.

If you got into your first deal 8-10 months ago, that would have been bad.

Nowadays inventory is up, prices are down, and most people are forecasting prices to continue to soften as the fed keeps pushing rates up.

Spend the next 6 months getting educated. Once you have a good foundation of education and you decide what real estate investing niche you'd like to pursue, you should be ready to do your first deal somewhere pretty close to "the bottom"
