@Eldad Cohen To be fair each of those neighborhoods have pros and cons. If you're looking for prospective investment opportunities I would consider current and future developments around the area. We have good road projects and job growth, and people want to live near that. The near east side is #1 on my list of places to invest. There's so much activity (mostly flips, BRRRR) but STR is also possible. Any STR would need a lot charm and character to stick out but we have historic properties with potential. The near west side could be #2.

Mars Hill or west side would be dead last on my list. The houses in general are tiny, the crime rate is higher, and some areas are land locked between industrial. There's some noise from the Indianapolis Airport as well. Do a search for trendy coffee shops... you won't find any. Cash-flow would be good but you'll need solid PM skills to handle the tenants and turnover.
