Fix & flip Debt fund: to invest or not to invest

I'm currently considering investing in a real estate debt fund mostly out of Kansas which makes most of their profit on 90-180 day fix & flip hard money loans. While it seems to be good to be the "lender" right now, everything going on in the real estate market right now worries me that flippers may not be able to sell. They do have the opportunity to refi with DSCR loans which the debt fund then sells the note to get it off their books and recycle capital. I'm curious, what do you think about the current market and a fix & flip debt fund? Thanks
