Familiar with Warrensburg, MO

Hi community, 

Is anyone familiar with the Warrensburg, MO market? I know it's a smaller market, and there seems to be MTR potential with the University of Central Missouri, the Whiteman Air Force base, and hospitals in the area.  I also have a good realtor, local lender, and a good PM there. This is an out-of-state market for me, but the property I'm looking at is turnkey and brand new which suits my current too-busy lifestyle. Is anyone that is reading this investing there or have any experience in this market? Any MTR experience? I'm curious to know what you know and what/ how your experience has been!
