Variance and Non-conforming lots

I'm looking to purchase a property in Orlando, FL with a detached garage. That I would like to turn into an ADU. The property is considered non-conforming do to its size so I would have to get a variance with the city even though it is zoned for ADU. Does anyone have experience with doing anything like this?
