Thanks for sharing Dan, sounds like you've built a solid track record in San Diego! I'm also local (based in Oceanside) and actively investing, though I've been branching out into Columbus, OH for BRRRR deals due to affordability and better cash flow. That said, I still keep a close eye on SoCal for flips and creative plays.

Totally agree, buy-and-hold has gotten tougher here, and even flips are super competitive. That down-to-studs example you shared says it all… $92.5K over with minimal contingencies and still not accepted? Wild.

I’m also looking for value-add SFRs and smaller multis with motivated sellers or creative financing potential. I also have access to some off markets through the Compass platform.
