Sell or Mid-Term One Unit or Two

Hello, I have a three-level townhome in Annandale, VA. I move next year, military duty, and I am considering whether I should sell or mid-term rent. My monthly PITI is 3071. Long-term rent would not cash flow.

The home is a three-bed 3.5 bath three level townhome. The bottom level is 80% finished. I am considering finishing it and converting some of the space into a bedroom and finishing the laundry with a kitchenette. The basement already has a full bathroom, sliding door, and a full-size window. I think I can use it as an egress.

After the conversion, I would have a 3/2.5 unit and a 1/1 unit. I think this would appeal more for mid-term rentals and produce more revenue.

Short-term is only allowed 60 days a year in my county, out of the question.

I appreciate your thoughts on keeping it a 3/3.5 single unit or converting it to a 3/2.5 + 1/1.
