Long-term tenant removal to mid-term rental

I have a sweet 1 bed, 1 bath unit with off street parking.  Its very close to the VCU Hospital, downtown Richmond, convention center.  I think the highest and best use for this unit is to furnish it and make it a mid-term rental.  However, I just resigned a lease with the existing tenant for another 12 months (lease end in June 2026).  What recommendations/best practices would you give for ending a lease (once the term is up in June 2026)?  Other recommendations/advice for mid-term rentals in general?
